3 stages

HOW IT WORKS

Three clear stages. You only pay for the stage you need.

Start at any stage. Most landlords begin with the notice. If your tenant leaves after that, you're done.

STAGE 1

Notice

Your tenant must have been given the required compliance documents before your notice can be served. We check them and serve any that are missing first, then type up and serve your Section 8 notice, with proof it was sent correctly.

STAGE 2

Court claim

We prepare your full possession claim bundle, send it to you to sign on your phone, then post it to the court for issue.

STAGE 3

Enforcement

Tenant still hasn't left after the possession date? We request the County Court bailiff warrant, or get you permission to transfer to the High Court and a writ for a High Court Enforcement Officer to enforce.

FAQS

Common questions

Can I still use a Section 21 notice?

No. Section 21 was abolished by the Renters' Rights Act. Landlords now use a Section 8 notice with one or more grounds for possession.

Do you attend court hearings?

No. We prepare and send your paperwork. You can attend the hearing yourself to save money, or instruct a solicitor or advocate. We send you an electronic copy of your bundle to use or pass on.

Are you a firm of solicitors?

No. We are a document preparation and posting service. You stay the claimant, and you choose the grounds you rely on. If your tenant files a defence or counterclaim, for example about disrepair, you may choose to instruct a solicitor or agent for the hearing.

How long does it take?

We send your documents to you to sign within 2 working days of receiving all your paperwork. Once we receive your signed documents, we serve your notice or post your claim to court within 2 working days.
